6 Questions to Ask Your Roofing Contractor

You can save yourself a lot of time and money by hiring the right contractor for your roof. But how do you know which contractor is the right one? Use these 6 questions to help determine which roofing contractor is best for you.

1. What is Your Legal Business Name?

You want a legitimate contractor to make sure the job is done right. Part of having a legitimate business is a legal name and address. Ask potential contractors what their legal business name is. If they are hesitant to answer or are unclear about what their name is, that’s cause for concern.

2. Do You Have a Roofing Contractor's License?

Anyone who alters, remodels, repairs, or replaces parts of a building in Maryland is required to have a license from the Maryland Home Improvement Commission (MHIC). Ask potential contractors if they have one and if they do, to show it to you. When looking at the license, make sure to note if it’s up to date and not expired.

3. Do You Have Insurance?

Every roofing contractor you consider must have insurance. In Maryland, contractors are required to have:

  • General Liability Insurance ($50,000+)
  • Workers Compensation Insurance
  • Commercial Auto Insurance
  • Professional Liability Insurance

Don’t be shy about asking how much insurance they have as well. Make sure they meet the minimum Maryland and county coverage requirements.

4. Who Will be Working on my Roof?

Some roofing companies use subcontractors. You’ll want to know everyone and anyone who would be working on your roof, as well as their experience level. Be sure to inquire about who will be the on-site supervisor as well. Knowing who will be working on your roof gives you the comfort of knowing your roof is in good hands.

5. Do You Have Any References?

References are a great way to find out if their past customers are satisfied with their work. You can ask the contractor to put you in contact with some of their past customers or you can do research on your own to find some of their past projects. You can also look for reviews on reputable websites like Google and Yelp.

6. Do You Offer a Warranty?

Although you’re hoping your roof will last a long time, you want to make sure that you don’t have to spend additional money if it needs to be repaired within the first year of having it installed. Ask potential roofing contractors if they offer a warranty on their work and if they do, how long their warranty lasts. Most contractors will have some type of warranty, whether it’s through the manufacturer of the products you have installed or their own company warranty. The length of them varies between companies.
